Manhattan Property Management Full Building Painter

Everyone likes to be in a space with nicely painted walls, even if its main purpose is being a service stairwell – or two of them for this job -- in a 16-story building. This structure dates back 100 years, and while it probably has not been a century since it was painted, it certainly had been decades. Paint and plaster were chipping and required lots of brushing and scraping even before applying heavy coats of plaster.

A specialty bonding primer is called for to assure that the primer and paint adhere successfully – for more decades – to the newly smoothed plaster. Our team painted the full stairs, along with trim, spindles, handrails, steps and some of the floors between staircases. The black railings against eggshell neutral walls and cool gray floors adds an elegance not often found in stairwells. In fact, there are not many readers who would even think there’s an “elegant service stairwell” anywhere in Midtown, but we all now know of two.

Property management companies go right into action between tenants. It’s the perfect time for repairs, updates, painting and refurbishing appliances, in this case a stove. To accommodate this new stove, a licensed electrician needed to bore holes into the walls and install or upgrade the necessary wiring to meet code. Then guess what happens? Our crew rolls in next to fill and spackle the holes, sand them, re-plaster as necessary, smooth again, and finally apply fresh paint to make things look seamless once again. Paint products for kitchens and baths, given the level of moisture in those spaces, are specially formulated. Here we used one of those sophisticated kitchen and bath paints in a warm, creamy Navaho White, the perfect contrast to the black counters. Modern and sleek, we think.

Williamsburg is a wonderful neighborhood which was home to the Domino’s Sugar Refinery for 148 years. Today this Brooklyn enclave is home to a diversified population which embraces a wide range of music styles and foodie offerings in a mellow atmosphere. Residents appreciate property managers who pay attention to details from the top to the bottom of buildings for which they are responsible. Always good to have a quality management team, and for one place, a nice, clean, freshly painted basement parking garage.

 What a lift to pull into a parking space in an underground basement area which could have been left dull, gray and dingy with the concrete walls. It is but a parking garage, after all. But this property manager wanted it spruced up for tenants. We went in and brushed all the concrete surfaces before applying the primer coat for superior bonding and durability. And one of Benjamin Moore’s most popular paint colors, White Dove, was used for the finish coats, creating a warm, bright aura. Emotions can respond positively to our surroundings, even in something as simple as a basement parking garage.
