Interior Painting Pricing Guide

 

1. What are your goals for the property?

  • Painting before move-in, to sell, rental turnover, repair walls/ceiling, color change? 

  • Going for perfection? 

  • Whitewash or decorative finishes? 

  • Timeline?

2. Furnished or Empty Property?

  • Furnished = more time moving, covering, protecting

  • Empty = cover the floor and get to work

3. Prep/Repair before painting

  • Assess surface condition and what bothers you. Mismatched textures, paint drips, splotchy

  • Holes, cracks, peeling paint, flaking paint, etc.

  • Skim coating, drywall repair, or plaster repair 

  • The more time needed to repair and prep surfaces, the more it can add to the project cost.



4. Molding and Trim

  • Crown molding, baseboards, wall molding, chair rail, picture rail 

  • Moldings/trim to be a different color? 

  • What kind of finish – matte, gloss, sheen, eggshell, other?

  • Intricate moldings/trim requires advanced skills

5. Paint color and finish/sheen

  • Darker colors typically require more coats.

  • Painting white to black or black to white needs more coats and increases labor cost

  • The number of colors. Different colors for separate spaces takes time, changing rollers, brushes, paint pans, etc. 

  • Shiny paint finishes can require more coats and more prep work. Satin, semi-gloss and high gloss show imperfections more than other styles.

6. Building insurance and working hours

  • Most NYC residential/commercial building working hours are typically between 8:30 a.m. and 5 p.m. 

  • Restrictive working hours can affect the price.

  • The process of going in/out of the building, waiting for the service elevator, covering the hallway, etc., adds more time.

  • Insurance requirements can impact the painting price.

Many factors contribute to interior painting prices, and they can vary significantly. A standard 10’x10’ room can range from $500-$5000+ depending on the factors listed above.
