Despite our best efforts, we do judge a book by its cover, people by their attire and a house by its appearance. Like it or not, first impressions set the stage for everything that follows. Curb appeal can be a deal breaker for selling, and houses with an attractive look sell for higher prices in less time than those with a bit of sloppy in place. However, home maintenance is not always about selling the property. Homeowners should keep up the exterior for themselves to enjoy. Additionally, a house usually represents one’s largest asset, and savvy homeowners get the most from it while they live in it plus if they sell it.

So, we cruised on into Yonkers, the third largest city in the entire state of New York, to paint this house, which is much larger than the straight-on street view. Two windows had leaks, so we fixed those and scraped away loose old paint in other places. The dark gray offers a classy contrast to the white trim, and there’s a psychology to color which carries emotion. Dark gray offers diplomacy, balance and neutral traits, and the long-time homeowner here heartily embraced the change.

A mullion is that bar which separates window panes vertically. It provides a strong reinforcement piece for the glass primarily, but may also lend structural support to the arch or lintel above the window. In general, a horizontal piece between glass panes is a transom or head jamb, and can be called a horizontal mullion for clarity. Some mullions, vertical or horizontal, are purely decorative and placed inside on the glass for the appearance of window panes. These homeowners in Manhattan remodeled their entire place, and the architect in charge of the project called us to spray the mullions and frames.

 These windows showcase city life as well as a peaceful outdoor balcony with a charming plant space along the far patio wall. We were excited to get to work, visualizing how white trim would brighten the interior spaces and soften the view frame from inside. Since we would be priming and spray painting, masking and protecting everywhere was imperative. Our team is meticulous in their prep, and each one is experienced in using spray equipment. It’s not as easy as it looks, but to the trained professional painter, it’s somewhat fun in an instant gratification kind of way. Everyone was very pleased with the result of our cleaning, priming and painting the mullions and the frames, while protecting everything else.

We covered the sidewalk, expertly taped around the window frames and scraped off old crumbling paint before priming, which occurs before painting anything for a perfect adhering foundation. The window frames have clear, sharp painted edges where they meet the glass because our painters expertly select the right brush for the job and use the kind of steady hand that comes with copious experience painting slim, narrow things. The front door is totally updated with a smooth, new coat of paint. We even power-washed the sign.
